Talks over a PSG purchase of the Parc des Princes have resumed with new Paris mayor Emmanuel Grégoire, though the price remains contested and tied to heavy works.

According to L'Équipe, the European champions are again open to buying the stadium but want a figure that matches the scale of investment required.

Pricing spans a wide band, shaped by what the city concedes around the site, future permissions and who funds the project.

With land in the 16th arrondissement around €11,000 per square metre, the total could be several hundred million euros, far above PSG’s initial €38m bid.

PSG hold an emphyteutic lease to 2043, paying about €3m a year. Paris FC pay €4-5m at Jean-Bouin and Lille nearly €6m at the Decathlon Arena. A rent near €10m would, on a 5 percent yield, imply a value around €200m.

Despite a €75m pre-tax Euro 2016 revamp, the stadium is ageing and some concrete is damaged. A structural survey will be needed, influencing the final price.

In December, the valuation was framed as a base price set by the Finance Ministry’s property service, a complex task tied to permitted use. Office redevelopment could near €1bn at current prices, while tighter heritage rules would depress value.

Poissy and Massy remain alternatives if PSG quit the Parc. At meetings on Tuesday 7 April with the mayors, chief executive Victoriano Melero set out that bids stay active, with feasibility studies ongoing, steering committees due before summer and a final decision targeted in the autumn.
