A planning decision on outline proposals for a 450-home scheme at the Sheepfolds Industrial Estate, beside Sunderland’s Stadium of Light, is due this month after revisions addressing Sunderland AFC’s concerns.

The club said in a statement that it looked forward to the proposals progressing through the planning process.

Sunderland City Council lodged the outline application last year for land earmarked for regeneration. In August, owner Kyril Louis-Dreyfus objected to the original plans, warning they could have catastrophic operational consequences for the club and its ground. The stadium was designed with scope to reach a 63,000 capacity, and the club has already filed a pre-application for redevelopment and extension of the South Stand.

A revised scheme for 450 homes was submitted in February, incorporating a larger buffer zone around the stadium and alleviating the club’s concerns. Residents had also filed hundreds of objections to the initial submission.

The planning committee is due to determine the application on 23 April, and the proposals include consent for site remediation works. If outline permission is granted, a reserved matters bid for phase one, delivering more than 100 homes, is expected in May.

That first phase would be delivered by Vistry Group on land immediately south of the Housing Innovation and Construction Skills Academy. Separately, the council is advancing a mobility hub for the south east corner of Sheepfolds, with parking, EV charging, cycle storage and other services, with designs being finalised and a planning application also due in May.
