Decision date set for 450-home plan near Stadium of Light

Sunderland City Council’s revised outline plan for 450 homes at Sheepfolds, close to the Stadium of Light, is set to go before councillors later this month after talks with Sunderland AFC eased earlier objections.
According to Sunderland Echo, the council submitted the outline application last year for Sheepfolds Industrial Estate as part of wider regeneration, but SAFC owner Kyril Louis-Dreyfus lodged a formal objection in August citing potentially catastrophic operational consequences. Residents also filed hundreds of objections.
In February the club and council confirmed an adapted scheme preserving the housing total and adding a larger buffer zone around the stadium, which addressed the club’s concerns. A club statement welcomed the revised approach and anticipated the plans progressing through the process.
An update to the council’s economic prosperity scrutiny committee stated the outline application is due to be determined by the planning committee on 23 April. The proposals also cover a programme of site remediation.
Subject to approval, a reserved matters bid for phase one, delivering more than 100 homes, is expected in May. Vistry Group would deliver this phase on land immediately south of the Housing Innovation and Construction Skills Academy.
Separately, the council is developing a mobility hub in the south east corner of Sheepfolds, providing car parking, EV charging, cycle storage and other services. Designs are being finalised, with a planning application also due in May.
