Decision set for 450-home plan by Stadium of Light on 23 April

A decision is due later this month on revised outline plans for 450 homes beside Sunderland’s Stadium of Light, following changes prompted by club concerns. The scheme covers the Sheepfolds Industrial Estate, a key regeneration site.
According to Sunderland Echo, Sunderland City Council submitted the outline application to its own planning department last year. It forms part of a masterplan for housing alongside site remediation works.
In August, SAFC owner Kyril Louis-Dreyfus lodged a formal objection, warning the original plans could have catastrophic operational consequences for the club and stadium. Hundreds of residents also objected. In February, the council and club confirmed an adapted layout with a larger buffer zone around the ground, easing earlier concerns.
The application is scheduled to be determined by the planning committee on 23 April.
If outline consent is granted, a reserved matters submission for phase one, delivering more than 100 homes, is expected in May. Vistry Group would lead this first phase on land immediately south of the Housing Innovation and Construction Skills Academy.
Separately, the council is developing a mobility hub for the site’s south east corner, including parking, EV charging, cycle storage and other services. Designs are being finalised, with a planning application also due in May.
