Valencia CF wants Mestalla buyer to fund €10m-plus demolition, handover after move

Valencia CF aim to seal the sale of the Mestalla plot before year-end and want the buyer to cover the entire demolition bill, expected to exceed 10 million euros, with handover two months after the move to Nou Mestalla, according to Superdeporte.
The stadium’s dense, layered structure drives up demolition costs. Three separate rings, built in different eras, wrap the main stand and create an extremely steep bowl.
José Luis Santa Isabel of ADU Mediterráneo estimates demolition at between 10 and 12 million euros and says the club requires the purchaser to assume it, a condition that would lift the land acquisition to at least 170 million euros.
Remodellings in 1926-27, 1950, 1978 and 1998 produced the three distinct tiers, the last set at about 45 degrees. The separations help define Mestalla’s character, and they also complicate any demolition.
Valencia have not pursued a Mestalla refurbishment, despite arguments that parts could be removed without affecting others, though it would be technically complex. CBRE will formally launch the sale in late April, with the club targeting completion this year and a move that would see them start 27/28 in the new stadium.
Guide prices put the land near 2,000 euros per square metre. That would push flat prices beyond 7,000 euros per square metre, meaning around 600,000 for the cheapest and above 1 million for the best, while Santa Isabel warns they could exceed 9,000 if demolition is included.
