Boca have set out an 80,000-capacity plan for La Bombonera that avoids buying neighbouring blocks, explaining why acquisition proved unworkable.

The club said in a statement that before finalising its own scheme, developed over more than two years, it conducted a serious feasibility study into purchasing the homes facing the Alberto J. Armando stadium, including title checks and a review of the legal framework.

Under Law No. 6.922, File 2693-J-2024, which updates the city’s catalogue of protected buildings, Article 3 lists properties that cannot be freely demolished or modified.

Across the two half-blocks often floated for expansion there are 48 lots, with 21 on the protected list, meaning almost half are safeguarded.

Title reports also revealed widespread complications, including mortgages or liens, unstarted or unresolved successions, unregistered properties, disputes between heirs, squatted homes, and multiple dwellings within a single lot.

Relying on 48 separate negotiations, many constrained by legal and judicial issues, was deemed unviable, so a project deliverable under the current code was chosen, avoiding homes, requiring no legislative change, and working to defined timelines.
