Decision date set for 450-home plan near Stadium of Light

A decision on revised outline plans for 450 homes beside the Stadium of Light is set for 23 April, a council committee was told.
According to Sunderland Echo, Sunderland City Council lodged the scheme for the Sheepfolds Industrial Estate as part of regeneration work, then reworked it after Sunderland AFC objected in August.
Owner Kyril Louis-Dreyfus warned the first draft could have catastrophic operational consequences for the club and stadium, and hundreds of residents also opposed. In February the club and council said a fresh plan with a larger buffer zone had addressed those concerns. The club said it looked forward to the proposals progressing.
Neil Guthrie, the council’s director of development and property, said the outline masterplan, which includes consent for a programme of site remediation, is due before the planning committee on 23 April. If consent is granted, a reserved matters bid for phase one, delivering more than 100 homes, is expected in May.
That first phase would be built by Vistry Group on land immediately south of the Housing Innovation and Construction Skills Academy. The council is also developing a mobility hub for the south east corner of Sheepfolds with parking, EV charging, cycle storage and other services, with a planning application due in May.
