Decision date set for 450-home scheme near Stadium of Light

A decision on revised outline plans for 450 homes at Sheepfolds, near the Stadium of Light, is scheduled for 23 April.
Sunderland City Council submitted the proposals last year as part of wider regeneration. Hundreds of residents objected, and in August SAFC lodged a formal objection to the original scheme, citing potential severe operational impacts on the club and the stadium.
The Stadium of Light was built with scope to raise capacity to 63,000 by wrapping the top tier around the bowl. The club has already filed a pre-application to redevelop and extend the South Stand.
In February an adapted plan was brought forward, adding a larger buffer zone around the ground to address previous concerns.
The application seeks outline permission for a masterplan, alongside consent for site remediation. If approval is granted, a reserved matters bid for phase one, delivering more than 100 homes, is expected in May.
That phase would be built by Vistry Group on land immediately south of the Housing Innovation and Construction Skills Academy. Separately, the council is developing plans for a mobility hub in the south east of Sheepfolds, including parking, EV charging and cycle storage, with a planning application also due in May.
