A decision on outline plans for 450 homes near Sunderland’s Stadium of Light is scheduled for 23 April after revisions addressed concerns raised by the club.

According to Sunderland Echo, the council’s scheme for the Sheepfolds Industrial Estate was lodged last year and seeks outline consent for a 450-home masterplan and site remediation.

In August, owner Kyril Louis-Dreyfus confirmed a formal objection, warning the original plans could have catastrophic operational consequences for Sunderland AFC and the stadium.

The ground was designed with scope to expand to 63,000 by extending the top tier around the bowl, and the club has filed a pre-application to redevelop and extend the South Stand.

Residents also lodged hundreds of objections to the original application.

In February, the council and club confirmed a revised submission setting out an adapted 450-home layout, including a larger buffer zone around the ground that alleviated earlier concerns.

If outline consent is granted, a reserved matters application for phase one, providing more than 100 homes, is expected in May, to be delivered by Vistry Group on land south of the Housing Innovation and Construction Skills Academy.

Separately, plans are advancing for a mobility hub in the site’s south east corner, featuring car parking, EV charging, cycle storage and other services, with a planning application also due in May.
