A decision is due this month on outline plans for 450 homes at Sheepfolds, near Sunderland’s Stadium of Light, after revisions prompted by the club’s concerns.

According to Sunderland Echo, the application is scheduled for the city council’s planning committee on 23 April, with outline consent sought for a site masterplan and a programme of remediation works.

The council submitted the proposals last year for the Sheepfolds Industrial Estate, which is earmarked for major regeneration. The initial plan drew hundreds of resident objections and, in August, the club lodged a formal objection over potential operational impacts.

In February a revised 450-home plan introduced a larger buffer zone around the ground, easing the club’s earlier concerns.

If outline approval is granted, a reserved matters application for phase one, providing more than 100 homes, is expected in May. This phase would be delivered by Vistry Group on land immediately south of the Housing Innovation and Construction Skills Academy.

Separately, the council is developing a mobility hub in the south east corner of Sheepfolds, offering parking, EV charging, cycle storage and other services. Designs are being finalised, with a planning application also due in May.
