Valencia want to sell the Mestalla site to a single investor, with CBRE running the process. According to Superdeporte, the sale formally begins in late April and flat prices are envisaged between 600,000 euros and more than 1 million, with the club aiming to close by year end.

Two hurdles remain, the push for a single buyer and the volume of tertiary land reserved for hotels or offices. Several developers prefer only the residential piece and doubt one firm will take the lot.

Land is guided around 2,000 euros per square metre, versus roughly 900-1,000 in Valencia and up to 1,700 in some areas. With build costs near 1,800, plus taxes and an 18% margin, sale prices would need to exceed 7,000, above new-build averages over 4,000.

Bidders are weighing small units from 600,000 euros and larger luxury homes above 1 million, aimed at high-end buyers.

CBRE has sounded out interest and plans to start filtering offers. The site could host more than 400 homes in several towers, one could reach 29 storeys. Valencia plan to move to Nou Mestalla in 27-28, so first handovers are not expected until 2032.

A prior ADU Mediterráneo scheme, Residencial Acequia de Mestalla, mapped seven 22-storey blocks over an 18-metre commercial plinth with parking and a two-level garden. It targeted 474 homes, later 440, capped at 4,000 euros per square metre and averaging about 500,000 euros.

Developers are circling as buildable land in the Cap i Casal runs short.
