Bayern stadium purchase gets closer: Deal is on the home straight

A landmark decision could be made in Unterhaching on Wednesday evening as the local council discusses a preliminary agreement to prepare the sale of the local sports park to FC Bayern. The record champions plan to use the stadium as the home ground for their women’s Bundesliga team in future.
The possible sale of the Unterhaching sports park has been under discussion for years. Now, for the first time, there seems to be real movement in the matter. At the non-public meeting on 19 November, the municipal council will discuss a possible preliminary agreement that would enable FC Bayern to acquire the stadium, as reported by the Münchner Merkur.
The valuation report puts the sale price at 7.56 million euros net – including ancillary facilities. This would not only be a significant windfall for the municipality, but would also ease the pressure on the budget, as the annual six-figure maintenance and upkeep costs would be eliminated.
FC Bayern has a clear intention: to provide the women’s Bundesliga team with a permanent home ground in the Sportpark, but extensive modernization would be necessary to meet the requirements of the Women’s Champions League – including grandstand conversions, a new floodlight system and adjustments to the adjacent pitches.

While the potential sale looks attractive from a financial perspective, it raises several questions for the local community. One key concern relates to noise pollution. In addition to the current home games of SpVgg Unterhaching and the Munich Ravens (American football), regular matches of the Bayern women would also be added in future. The noise protection and traffic concepts need to be revised accordingly – especially for the neighbouring Stumpfwiese residential area.
The future of SpVgg Unterhaching as a tenant of the sports park is also a key point of discussion. The Haching club had already expressed an interest in purchasing the stadium in 2018 and had a right of first refusal until June 2025, which they did not exercise, however. According to club sources, a cooperation with FC Bayern has already been fundamentally agreed and a „clean solution“ is expected.
City hall spokesman Simon Hötzl confirms: „The municipal council has unanimously decided to sell the sports park and the mayor has been authorized to conduct the corresponding negotiations.“ The preliminary agreement now being discussed could speed up these talks considerably.
Even if FC Bayern is serious about acquiring the stadium, the deal is not yet perfect. Wednesday’s meeting will only deal with a preliminary agreement that defines the framework for a later purchase. A final purchase agreement would have to be confirmed again by the municipal council at a later date.
Nevertheless, the course is clearly set in Bavaria’s direction. The municipality has long been willing to sell the facility. Bavaria has a concrete usage concept. And with the expiry of Haching’s right of first refusal, the path is clear.
